The case
The investor was looking for a townhouse within a strong project from an established developer. The focus was on a 4-bedroom layout, enough space for families, and potential for capital appreciation towards completion.
Damac Islands quickly stood out as the right fit. Damac is one of the largest developers in Dubai, and Damac projects typically attract significant interest at launch. The project consists of multiple clusters, including Bali, Bora Bora, Fiji, Maldives, and Seychelles, each inspired by a tropical island.
Clusters at Damac Islands typically sell out in a matter of hours at launch, and this phase was no exception. The Bali cluster was fully sold out shortly after release, which made it a challenge to secure a unit with the desired layout and cluster.
Our approach
In this acquisition, the focus was on securing a unit within a phase with very high demand. By monitoring the launch in advance and properly preparing the investor, we were able to act quickly during the launch.
The relationship network with Damac also played an important role. Through our direct lines with the developer, we had a stronger position to access available units during the first releases.
Through this combination of preparation, speed, and network, we secured a 4-bedroom townhouse in the Bali cluster for the investor.
Unit selection
In this investment, we looked not only at the project but also at the unit’s specific characteristics. In this type of launch, the choice is often limited, so it’s important to focus on units with the strongest market position.
Within Damac Islands the choice was deliberately a 4-bedroom townhouse. This type of townhouse appeals to a wide audience, both families looking for an end-use home and investors focused on rental and resale. The townhouse, with 2,208 sq ft and a private garden, also offers an attractive starting position compared to apartments in the same price range.
Beyond the layout, the positioning of this specific unit also plays an important role. The home looks out at the back onto a park with water, with no direct neighbors on the opposite side. This type of position is relatively rare within Damac Islands and contributes to both the living quality for future residents and the appeal for rental and resale.
Selection criteria included:

By choosing a unit with a strong combination of layout, price, view, and positioning, a strong starting position emerges by the time of completion.
Rental potential
The rental potential in this case is currently difficult to determine concretely. Damac Islands lie somewhat further from the city and are still under construction, which means specific rental levels within the immediate area are limited at this time.
We can look at the type of home and the target audience this project is aimed at. Townhouses within communities like Damac Islands are typically very popular with families. The combination of multiple bedrooms, a private garden, shared facilities, and a safe, family-oriented community matches what families in Dubai look for in long-term rentals. As Damac Islands move towards completion and the surrounding infrastructure comes online, demand from this audience is expected to grow further.
This estimate serves as a long-term reference, not a direct reflection of the current situation.
Capital appreciation potential
The capital appreciation in this case is directly supported by the difference between the purchase price and the current market price within the same project.
The unit was acquired at around AED 1,205 per sq ft, while comparable 4-bedroom townhouses in Damac Islands are currently being sold directly by Damac for around AED 1,386 per sq ft. This represents a difference of approximately 15% per sq ft compared to the time of purchase, translating to capital appreciation of around AED 401,000 based on current market prices.
This appreciation is supported by multiple recent transactions within the project. Recent sales from Damac in the Bali, Bora Bora, Maldives, and Seychelles clusters have consistently ranged from AED 3,042,000 to AED 3,042,000 for this unit type. This is not a coincidentally high figure, but the current level at which Damac itself is selling new units.
In addition, the phase in which this unit was acquired was when it was fully sold out, whereas Damac is now selling later releases at a higher price. This indicates sustained demand for the project and confirms Damac Islands’ strong market position.
The fact that the unit was acquired below the current market price, while the phase is fully sold out and Damac is selling at a higher price, shows the potential for further capital appreciation towards completion.
