Unit secured in fully sold out Baygrove
The challenge
The investor was looking for a 1-bedroom apartment within Baygrove, a highly sought-after project by Nakheel. As one of the largest government-linked developers in Dubai, Nakheel projects are known for attracting strong demand and often selling out shortly after launch.
Baygrove was no exception. The project consists of approximately 450 units across 15 towers, with the final phase representing the last building within the development. In this phase, only around 15 one-bedroom apartments were released, creating a highly competitive environment.
The objective was to secure a 1-bedroom unit within this final phase, despite the limited availability and strong demand. In Dubai’s real estate market, high-quality developments often sell out quickly, particularly those by established developers. This creates a situation where access to inventory and the ability to act quickly become key factors.
In this case, a unit was successfully secured during the final release, in a phase when availability was extremely limited and units were reserved almost immediately.
Our approach
For this acquisition, the focus was on securing access to a unit within a highly competitive release.
By closely monitoring the launch and preparing the investor in advance, we were able to act quickly once units became available. In these types of launches, timing and preparation are essential, as decisions often need to be made immediately.
In addition, our network played an important role. Through our direct relationships with the developer, we improved our chances of securing a unit in this limited release.
This combination of preparation, speed, and access enabled us to secure a unit during a phase when availability was extremely limited.
Unit selection
For this investment, the focus was not only on securing a unit, but also on selecting the right one within the available options.
Within releases with limited availability, the selection is often constrained, making it important to focus on units with the strongest market position.
The selection was based on:
- Positioning within the building
- Quality of the view
- Practical and rental-friendly layout
- Price per sq ft at launch
- Potential towards completion
By combining execution speed with careful unit selection, a strong position towards completion is created, supported by both scarcity and demand within the project.
Capital appreciation potential
The potential for capital appreciation in this case is supported by the limited availability within the project.
Each building contains only a small number of 1-bedroom apartments, making this unit type relatively scarce. The final phase is fully sold out, so comparable units in the project are largely unavailable.
When high-demand projects are sold out:
- Availability within the project becomes limited
- Buyers are often pushed towards the resale market
- Scarcity increases within popular unit types
This shift in supply and demand can support price development towards completion, particularly for unit types with limited availability.
