The case
The investor was looking for a waterfront apartment with strong rental potential and long-term value, within a developing area with limited supply of comparable units.
Dubai Maritime City stood out for its location, ongoing developments, and its positioning within the broader market. The challenge was to identify a project that offered a competitive entry price relative to nearby launches.
Within this context, a 2-bedroom apartment with full sea views in LIV Maritime was secured in Q1 2026 at AED 2,325 per sq ft, while comparable off-plan projects in the area are now priced at an average of AED 3,000–3,500 per sq ft.
This case highlights how price positioning and timing can create a clear advantage relative to the surrounding market.
Our approach
For this acquisition, the focus was on identifying a unit that combined pricing advantage with long-term potential. This required comparing multiple projects in the area and understanding how price levels were evolving across new developments.
The selection was based on:
- Price per sqft relative to surrounding projects
- Direct waterfront location and sea view
- Scarcity of comparable units
- Development of Dubai Maritime City and surrounding areas
Based on these factors, a 2-bedroom apartment with full sea view was selected at AED 2,325 per sqft, below the price levels of comparable off-plan projects.
Unit selection
For this investment, the focus was not only on the project and location but also on the unit’s specific characteristics. Within the same project, differences in views, positioning, and layout can significantly impact rental performance and capital appreciation.
For this case, a 2-bedroom apartment with full sea view was deliberately selected. This type of unit is generally more limited in supply compared to 1-bedroom apartments and appeals to both tenants and buyers in the resale market.
In addition, attention was given to the unit’s position within the building and the practicality of the layout. A well-designed layout, combined with an attractive view, broadens the target audience and supports demand for completion.
The selection was based on:
- 2-bedroom type with more limited supply
- Full sea view
- Favorable position within the building
- Practical and rental-friendly layout
- Strong appeal for the resale market
By selecting not only the right project, but also the right unit, a stronger position is created for both capital appreciation and future resale.
Capital appreciation potential
The potential for capital appreciation in this case is supported by both the entry price and the location. Comparable projects in the same area are currently being offered at around AED 3,000–3,500 per sq ft. These price levels are based on market data and comparable transactions in the area (source: REIDIN).
The property was acquired at a price below this range, creating a strong position towards completion.
When looking at surrounding projects, we see:
- Damac Chelsea: average ± AED 3,000 per sqft
- Danube Breez: average ± AED 3,500 per sqft
- Beyond Talea: average ± AED 3,100 per sqft
- Beyond Kanyon: average ± AED 3,000,000
In addition, waterfront developments continue to be in high demand, while the supply of properties directly along the coastline remains limited. This combination of demand and scarcity supports price growth over the long term.
As the area continues to develop, price per sq ft typically moves towards those of surrounding projects, further supporting the potential for capital appreciation.
