Different type of VISAs
Depending on the value and structure of your property investment, there are two main visa options available. Each comes with its own requirements, benefits, and level of flexibility. Below is a breakdown of what’s possible and how you can qualify. Note: Valid health insurance is required for both visa types to complete the application process. This is a mandatory step for all applicants, including family members.

Investor Visa:
This option is available to investors who purchase property in Dubai with a minimum value of AED 750,000 (€180.000). The property can be either completed or off-plan. You will need a title deed issued by the Dubai Land Department for completed units. For off-plan properties, you can apply once you have an Oqood certificate or an initial sale and purchase contract registered under your name. The visa is valid for 2 years and is renewable as long as ownership is maintained. -
Golden Visa:
The Golden Visa is a 10-year renewable residency for investors who commit at least AED 2,000,000 (€500,000) in Dubai real estate. This can include multiple units, off-plan or mortgaged properties, as long as your equity meets the threshold. Applications are accepted with either a title deed or an initial contract of sale by off-plan. It allows you to sponsor your spouse, children of any age, and domestic staff, and you may live outside the UAE for extended periods without losing your visa.
